(Name withheld) , of  Mona Vale NSW, made the following submission on the project:

Proposed amendment to parking provisions for boarding houses: ARHSEPP

The SEPP Affordable Housing AND the SEPP Seniors Housing legislation
should BOTH be amended to ensure that no APARTMENT Style buildings
(especially NOT higher than 2 levels) can be built in areas NOT ZONED
for MEDIUM DENSITY.

Today you have announced new medium density legislation for
townhouses, terraces etc. This is a good move and hopefully the
legislation has been carefully thought out.
One IMPORTANT POINT ANNOUNCED TODAY, was :

"the medium-density housing code, which is being introduced alongside
a design guide, WILL NOT ALLOW terraces and other two-storey
developments into areas where existing planning laws prohibit that
type of building. "

PLEASE URGENTLY ADD THIS TO THE SEPP SENIORS HOUSING, as currently
THERE ARE NO HEIGHT LIMITS FOR SENIORS HOUSING WHERE THE ZONING IS NOT
RESIDENTIAL . That part of the code needs to ensure that ANYWHERE NO
MEDIUM DENSITY IS ALLOWED, THE HEIGHT CAN NOT BE ABOVE 2 LEVELS.
THIS NEEDS TO BE FIXED PLEASE.

PLEASE URGENTLY ADD THIS TO THE SEPP AFFORDABLE HOUSING, as currently
THESE APARTMENT STYLE BUILDINGS OF MUCH GREATER DENSITY ARE ALLOWED IN
R2 AREAS WHICH ARE NOT ZONED FOR MEDIUM DENSITY.

If you add that ( "will not allow boarding house two-storey
developments into areas where existing planning laws prohibit that
type of building. " ) , then you can LEAVE THE PLANNING TO COUNCILS IN
THEIR LEP TO ZONE AREAS MEDIUM DENSITY.
That way the process will NOT BE RANDOM, and NOT DECIDED BY
DEVELOPERS, but DECIDED BY COUNCILS WHERE MEDIUM DENSITY IS
APPROPRIATE.

Thank you for considering these changes, as the flaws in these two
SEPP Legislations are ruining suburbs and communities and causing much
stress amongst existing residents.
